INDEPENDENT DOCUMENTATION AUTHORITY

What Is IDA?

Most properties go undocumented. Not because the information doesn't matter, but because no one has made it a structured, repeatable part of how projects and properties are managed. IDA changes that.

The Problem IDA Solves

The Independent Documentation Authority (IDA) is a neutral, third-party system for documenting and preserving the condition of a property. It exists to create clarity where none typically exists.

Most properties, whether residential, commercial, or under construction, are never fully documented. Photos get taken inconsistently, and important details get missed or assumed rather than recorded. When questions arise later, there's no single, reliable record to point to.

IDA was created to solve that problem.

IDA provides structured, time-stamped documentation of a property's condition. Every record is captured systematically and preserved as a permanent, professionally organized reference. The result isn't just a collection of images or notes. It's a clear, defensible record of reality at a specific point in time.

What IDA Is

IDA is an independent documentation authority. Each project is approached with neutrality, free from influence by any party involved or any particular outcome.

The focus is simple: capture what exists, then record and preserve it with precision.

What IDA Is Not

IDA is not a contractor, a home inspector, or an insurance adjuster. It doesn't diagnose, repair, estimate, or advocate. It documents.

Where IDA Fits

IDA operates alongside the lifecycle of a property, from before construction begins, through active build phases, prior to a sale or transfer, after repairs or restoration, and whenever clarity is needed most. At each stage, IDA provides a consistent, third-party record that stands independent of all other parties involved.

Why This Matters

When condition isn't clearly documented, interpretation takes its place. Different parties see different things, details get forgotten, and disputes follow from incomplete information.

IDA removes that ambiguity. By creating a structured, unbiased record, IDA aligns stakeholders and provides a defensible reference when it matters most.

The Outcome

The outcome is a property that's documented instead of assumed, and a system that's consistent instead of improvised. IDA brings structure to something that has traditionally been informal, and in doing so, it creates a level of clarity that most projects never achieve.
